The Site
The development consists of 16 remodelled houses and 39 existing general needs flats/maisonettes, including 6 leasehold properties.

The properties are being remodelled and refurbished by the East Midlands Housing Group. This agreement is therefore between Erewash Borough Council and emh homes with the agreement of the East Midlands Housing Group.
Reason for the Local Lettings Policy and Background
Erewash Borough Council, through its Housing Strategy, and emh homes have a responsibility to help Erewash residents to access good quality homes and housing services which meet their needs and help create sustainable, mixed and balanced communities. At the same time, we need to ensure that those in urgent housing need are housed as soon as possible.
The Home Options Policy (which is agreed by the Home-Options partners, including emh homes and Erewash Borough Council) highlights that local lettings policies have an important role in widening housing choices for local people and helping to provide sustainable communities. The national and regional housing agendas encourage mixed tenures that cater for a range of households with varying needs and aspirations.
The Local Lettings Policy Criteria
This applies to all rented properties on this development for all new and subsequent lettings.
emh homes have developed a local lettings policy which reflects key features in order to ensure a sustainable, mixed and balanced community on this development:
- 50% of all lets will be made to working applicants (full- or part-time for at least six months)
- 50% of lets will be made in line with the allocations policy, with preference given to tenants who are under occupying and for applicants who are homeless or threatened with homelessness.
Direct lets may be considered for applicants currently resident at Romorantin Place and who are registered with Home-Options for a transfer at the date of this Local Lettings Policy. This would be specific to applicants suffering financial hardship due to Welfare Reform.
Anti-social, Criminal and Other Unreasonable Behaviour
Please note that applicants (including also household members) who have unspent convictions relating to crimes against persons or property, or a history of serious anti-social behaviour will not be accepted. For example, where an applicant or household member has a history of violence and/or illegal drug use and/or alcohol abuse, they may not be considered for accommodation within the defined area of Romorantin Place. Other criminal offences, such as minor motoring offences, will be disregarded.
In addition, applicants with a history of substance or alcohol misuse who are not actively engaging with a support agency and/or making progress to address their substance misuse will not be accepted.
Each shortlisted applicant will be subject to a standard verification process which includes:
- checks on current and former rent accounts where applicable;
- checks with previous landlords on conduct, including any anti-social behaviour;
- a home visit/pre-tenancy interview by emh homes to check that applicants’ circumstances are as outlined in their housing application and to ensure that they are correctly banded.
Review date
This Local Lettings Policy will be reviewed initially in 12 months and annually thereafter.
